Piney Point is on the water, and the water decides what lasts. Wood trim rots faster here, fasteners corrode, and paint that would hold for eight years inland gives up in four. We spec materials and fasteners for that reality — composite and PVC decking, stainless and coated hardware, exterior-grade coatings over properly prepped substrate — and we replace rotted boards instead of painting over them.

Decks and screened porches are the most requested project on this stretch, and framing is where we spend the money: footings below frost line, flashed ledgers, and joist spacing matched to the decking manufacturer's requirement so the boards never sag between supports.
